After ten years of scanning buildings — long before it was a mainstream tool — I can say confidently: construction-grade 3D scanning is the single best cure for renovation guesswork. Here is how it earns its keep at each stage of a project.
Before: design on facts, not assumptions
Older GTA homes almost never match their original drawings — if drawings exist at all. Decades of small renovations, settled structures, and out-of-square walls mean that designing from assumptions is designing fiction.
A pre-renovation scan captures the entire existing building in a few hours: every wall position, ceiling height, window, beam, and bulkhead, accurate to the millimetre. Your designer works from a true as-built model, which means:
- Fewer surprises — the design accounts for what is actually there
- Tighter pricing — quantities and conditions are measured, not estimated
- Details that fit — cabinetry, stone, and millwork designed to real dimensions fit the first time

During: a permanent record of what goes inside your walls
The most valuable scan most homeowners will ever commission is the one taken after mechanical rough-in, before insulation and drywall. At that moment, every pipe, wire, duct, and structural member is visible. A scan freezes that moment forever.
Years later, when you want to hang a heavy mirror, mount a TV, add a fixture, or renovate again, there is no stud-finder archaeology and no exploratory holes — you look at the model and know what is behind the drywall, and exactly where. For our own projects at Lusso, this mid-construction scan is part of how we document quality: it proves what was built, how it was routed, and that it matches the drawings.
After: documentation that keeps paying off
A post-construction scan of the finished space rounds out the record, and it works quietly for you for decades:
- Insurance. After a flood, fire, or break-in, a millimetre-accurate record of the home’s condition and finishes strengthens claims enormously.
- Future work. The next renovation — yours or a future owner’s — starts from a perfect as-built instead of demolition-day discoveries.
- Resale confidence. Handing a buyer complete documentation of what was built, with permits and scans, is a differentiator few homes can match.
- For builders and trades: scans of completed work make an honest, verifiable portfolio — and protect you when questions arise long after handover.
