New Construction & Custom Homes
From the first survey to the final walkthrough — a home conceived, engineered, and built to last.
Building new is the purest expression of what we do. Whether it is a custom home on an empty lot, a tear-down and rebuild on a street you already love, or a garden suite that adds a second life to your property, we take the project from raw idea to finished keys — design, permits, structure, and every finish in between.
Because Lusso is one accountable team, nothing falls between trades. The same people who draw the plans and carry them through the permit process are the ones standing on site making sure the framing, mechanicals, and finishes match the drawings — properly, and fully to code. It is a slower way to promise and a faster way to deliver.
The scope is broader than most builders will take on: full custom homes and rebuilds, but also garden suites, detached garages, loft conversions, and finished basements — each treated with the same rigour as a main house.

Common Questions
New Construction — FAQs
Do you handle the permits for a new build?
Yes. We manage the full approval path — zoning review, drawings, engineering, permit applications, and inspections — as part of the project. You are never left coordinating between an architect, an engineer, and a builder; we are all three points of contact in one.
How long does a custom home take to build?
Most custom homes in the GTA run roughly 12 to 18 months of design and construction — realistically 18 to 24 months end-to-end from first conversation to move-in, depending on size, site conditions, and how quickly permits are issued in your municipality. We map the schedule with you before construction starts and keep it visible throughout.
Can you build a garden suite or laneway-style unit?
Yes — garden suites, detached garages, lofts, and basement builds are all part of our new-construction work. Toronto and many GTA municipalities now permit garden suites on qualifying lots, and we handle the feasibility check and approvals.
