Lusso is based on Samor Road in North York, which puts our team minutes from most of the city — and it shows in how quickly we can be on site, whether that is a custom rebuild in Forest Hill, a full gut renovation of an Edwardian semi in Riverdale, or a retail build-out downtown.

Building in Toronto means working inside the country’s most demanding approvals environment: Committee of Adjustment applications, tree protection, heritage overlays in neighbourhoods like Cabbagetown and Wychwood, and laneway and garden-suite bylaws that change what a lot can hold. We navigate these processes constantly, and we design projects to be approvable — not just beautiful on paper.

The city’s housing stock is a mix of century homes, post-war bungalows, and modern infill, and each demands different judgment. Century homes hide knob-and-tube wiring and undersized structure; bungalows on generous lots are prime candidates for second-storey additions or tear-down rebuilds. We have worked across all of it, and our 3D scanning gives Toronto’s notoriously undocumented older homes an accurate as-built base before design begins.
