What to Expect When Building a Custom Home in the GTA

Building a custom home is one of the largest projects most people will ever take on — and one of the most rewarding, if you go in knowing how the journey actually unfolds. After twenty-five years in construction and eight years running Lusso, here is the honest version of what to expect when you build in Toronto or the GTA.

Phase 1: Feasibility — before you fall in love with a design

Every good custom home starts with questions about the lot, not the floor plan. What does the zoning bylaw allow for height, coverage, and setbacks? Are there protected trees? Is the lot in a conservation authority’s regulated area? Is the existing house worth keeping as a shell, or is a tear-down and rebuild the smarter path?

Getting these answers first matters because they define the envelope your home can occupy. A design created before feasibility is confirmed often has to be painfully reworked — or worse, taken through a lengthy Committee of Adjustment variance process that could have been avoided.

Expect this phase to take a few weeks, and treat it as the best money you will spend on the project.

Phase 2: Design and engineering

With the constraints known, design begins — and this is where you should spend generously with your time. Layout, ceiling heights, window placement, staircase design, and the relationship between kitchen, living, and outdoor space are decisions you will live with for decades. Changing them on paper costs nothing; changing them during construction costs thousands.

Design develops in stages: concept, developed design, then permit and construction drawings, with structural engineering woven in. If your builder and designer are the same team — as they are at Lusso — pricing develops alongside the drawings, so you are never presented with a design you cannot afford to build.

Expect two to five months depending on how quickly decisions get made. The homes that go smoothly are the ones where the owners were decisive during design, not fast during construction.

Phase 3: Permits

In most GTA municipalities, a straightforward permit for a fully compliant design can be issued in weeks; anything needing variances adds months. Toronto tends to run longer than the 905 municipalities. Demolition permits, tree permits, and service disconnections add their own steps for tear-down projects.

A builder who handles permits routinely will file complete applications the first time — most permit delays are really incomplete application delays.

Phase 4: Construction

The build itself typically runs 10 to 14 months for a custom home, through recognizable milestones: demolition and excavation, footings and foundation, framing (the exciting month — suddenly it looks like a house), envelope and roofing, mechanical rough-ins, insulation and drywall, then the long detailed stretch of finishes — flooring, millwork, tile, kitchen, paint — where quality is won or lost.

Two things separate a great build from a stressful one:

  • Decisions made early. Tile, plumbing fixtures, and cabinetry have lead times measured in months. Selections finalized during permitting keep the site moving.
  • Communication rhythm. You should know, every week, what happened and what happens next. At Lusso we also 3D-scan the home before drywall closes, so the exact position of every pipe and wire in your walls is documented forever.

Phase 5: Handover — and what happens after

A proper handover includes municipal final inspections, a detailed walkthrough, a complete deficiency list resolved before keys change hands, and documentation: warranties, manuals, and as-built records. Then the warranty period begins. The industry standard is one year; we back our work for five, because a properly built home should not need us back at all — and if it does, we will be there.

The honest summary

From first conversation to move-in, a GTA custom home realistically takes 18 to 24 months. Anyone promising dramatically less is compressing the phases where quality and approvals live. Budget honestly, decide early, choose a team that is accountable for everything — and the process is not just survivable, it is genuinely exciting.
